September 1, 2017 update

A Special Board of Zoning & Planning meeting previously scheduled for Tuesday, September 5th has been cancelled as the applicant has requested a postponement.  The application notes that the applicant has been negotiating with a national, publically traded financial institution as a prospective tenant which necessitates modifications to the building and the approved Final Development Plan.  The prospective tenant requires approximately 60,000 SF of Class A office space.  The nine-story building is 126 feet tall, with a corner element at 132 feet above Lane Avenue.  The plan now includes 14,000 SF of ground floor retail/restaurant space, 80,000 SF of office space on floors 2-5 and 66 condominiums on floors 6-9.

July 2017 BZAP update

On June 26, 2017, Arcadia Development of Ohio, LLC, submitted an Amended Final Development Plan application to the City's Community Development Department.  The revised proposal now includes a nine-story mixed use building with a six-story, 338 space parking garage.  The proposal includes 14,000 SF of ground floor retail/restaurant space, 60,000 SF of office space on floors 2-4 and 82 condominiums on floors 5-9.  The proposed building is 122 feet tall and 129 feet tall to a corner element.  The application notes that the increase in height is due to a prospective office tenant that requires 60,000 SF of Class A office space.  BZAP review of this application is not scheduled at this time due to completeness.  


July 18, 2016 BZAP Review

On February 29, 2016, Arcadia Development of Ohio, LLC, submitted a Final Development Plan application to the City's Community Development Department.  The proposal includes a seven-story mixed use building with a 4.5-story, 271 space parking garage.  The building includes 14,000 SF of ground floor retail/restaurant space, 18,670 SF of second floor office space and 85 apartments and condominiums on floors three through seven.  The property currently contains a two-story mixed use building and Darron's Furniture.  Half Price Books and Pizza Hut are not included in this proposed development.  

The City's zoning code permits a 48-foot tall building within the Lane Avenue Planned Mixed Use District, but can be increased to 96 feet for properties east of North Star Road if they provide an appropriate transition as defined by BZAP.

On July 18, 2016, the Board of Zoning and Planning (BZAP) approved this proposal with two variances and 18 conditions.
